Investors need to move fast to secure the deal. We understand the desire to protect your personal credit and have the security of closing in an LLC. These loans focus more on the property - they do not require any income documents from the investor for qualification. 

Fix and  Flip

Many investors focus on buying homes in need of major repairs. These loans allow you to combine the purchase price and the cost of the renovations into one short-term loan (usually 12 months) based on the After Repair Value of the property.

DSCR

Debt Service Coverage Ratio loans are based on the current or projected rent of the property- no income documents required.  Use a DSCR loan to buy a new rental property, or to refinance out of the fix and flip loan after repairs are complete. They can be used for 1-4 unit homes, 5-10 unit buildings, or apartments up to 100 units. Both long-term and short-term vacation rentals are eligible.

Portfolios

Having many cash-flowing properties is the ultimate goal of many investors. To scale faster in their BRRRR (buy - rehab- rent- refinance- repeat) strategy, a portfolio loan allows cash out of multiple properties at the same time with lower closing costs than individual loans on each property.
